About
Institutional capital, built for associations.
Community associations deserve the same institutional-grade access to capital that any other property owner has — and Florida’s new structural-safety deadlines have made that access urgent. HOA Capital exists to close that gap: helping boards prepare a fundable file and connect with lending partners built for associations, not retrofitted from consumer banking.
What we do
Four steps, one point of contact.
Assess
We review your association's reserves, SIRS or milestone-inspection status, and the scope of the project you're funding.
Prepare the funding readiness package
We assemble the documents lending partners need — budget, aging report, reserve study, financials — so your file arrives complete.
Connect with institutional lending partners
We match your community's profile to the right program and introduce your board to the lending partner best suited to it.
Stay through closing
A single point of contact stays with your file from the first conversation through funding — no hand-offs, no phone tree.
How we’re compensated
We’re paid by our lending partners — never by your association.
HOA Capital is compensated by the institutional lending partners we connect associations with, not by the associations themselves. Applying costs your association nothing — there’s no fee to check eligibility, no fee to submit a readiness package, and no fee to talk with a funding specialist.
Who we serve
Florida community associations, typically 50+ units.
We work with Florida condominium, co-op, and homeowner associations of all sizes. The institutional programs we connect boards with are generally sized for communities of 50 units or more, though every association’s situation is reviewed individually.
- Florida condominium associations
- Co-op associations
- Homeowner associations (HOAs)
Institutional backing
“JPMorganChase has committed approximately $2 billion in financing capacity toward Florida association funding.”
